Monmouth Real Estate Market Update – July 2025: Time to Recalibrate

Let’s start with the big headline: The median sales price in Monmouth hit $425,000—a modest 2.1% uptick from June, and up 4.9% year-over-year. Not exactly fireworks, but in a market that’s been through its fair share of ups and downs, this kind of price stability is actually a big deal.

But while prices held, buyers seem to be taking a breather. Closed sales were down 16.7% from June, and also down the same amount year-over-year. Fewer homes are flying off the shelves, and that’s a clear sign that buyers are slowing their roll—either due to rates, summer travel, or just market fatigue.

On the flip side, active inventory jumped by 41.1% compared to July 2024. Translation: more homes for sale, more choices, and slightly less pressure to jump on the first thing with a roof. This is great news for buyers who’ve been stuck in bidding wars or glued to Zillow at 2 a.m.

Now, for the sellers out there, don’t panic. Homes are still moving—just not at lightning speed. Median days on market inched up to 19 days, a 5.6% increase from last month. Still, that’s not bad. And sellers are still getting close to asking, with the list price received hovering at 100%.

One of the most telling signs of a market shift? Months of supply jumped to 3.8, a 26.7% increase from June. That’s the biggest jump we’ve seen in a while and it means we’re inching closer to a balanced market—one where buyers and sellers both have a seat at the table.
