I previously discussed the real estate markets for Salem and Keizer, but the smaller towns outside of Salem had good years in 2020 as well.  The Stayton market was the slowest of the group, and it was still selling well. Aumsville had an incredibly hot market and was the only city in the Salem metro area that ended the year with 0 months of inventory. Meaning that as soon as a home hit the market it was under contract.  Flowers Meadows in Aumsville was about one-third of the sales this year in that city.  Following is the data for the Marion County real estate market review for 2020.

 

 

 

The Silverton real estate market

Summary:

211 home sales

28.7% increase over 2019

Median List Price: $389,900

Median Sold Price: $389,000

Homes sold for 8.1% increase over 2019

Inventory peaked at 4.8 months in April and dropped to 0.4 months in Dec

 

The Stayton real estate market

 

112 sales

5% decrease over 2019

Median List Price: $324,900

Median Sold Price: $323,950

Homes sold for 99.7% of the list price

4.5% increase in price over 2019

Inventory peaked with 3.0 months in February and then dropped to 0.4 months in Dec

 

The Turner real estate market

 

121 sales
39% increase over 2019

Almost half of these were new builds in Crawford Crossing

Median List Price: $426,450

Median Sold Price: $429,900

Homes sold for 100.8% of the list price

8.8% increase over 2019

Inventory high of 2.7 months in January down to .3 months in Dec

 

The Aumsville real estate market

 

102 home sales

24.3% increase over 2019

Median List Price: $359,900

Median Sold Price: $364,450

Homes sold for 101.26% list vs sold price

9% increase in price over 2019

Inventory high of 4 months in Jan and at 0 in December
