Small but mighty — and this month, mighty interesting.

Keizer’s August market tells a much different story than its bigger neighbor, Salem. While Salem’s holding the line on prices and building inventory, Keizer’s numbers are down almost across the board. But before you panic-sell or pull your listing, let’s talk about what the data actually means.

Median Price Drops — But That’s Not the Whole Story

Keizer’s median sales price dropped 11% month-over-month to $445,000, which might raise some anxiety especially since Salem’s median stayed flat at $440,000. But remember: with a smaller number of sales (just 22 closed sales in August), individual high or low-value homes can swing the data more dramatically.

So yes, prices dipped month over month, but they are still up 2.3% year over year.

Sales Down, Inventory Shrinking

Only 39 active listings were on the market in Keizer in August — down 9.3% from July and a whopping 40.5% from last year. New listings also plummeted 23% month-over-month.

Compare that to Salem, where inventory actually increased 4.4% in August. That means if you’re buying in Keizer, your options are more limited and if you’re selling, there’s less competition. That’s a silver lining worth noting.

Pace Picks Up, But Fewer Players in the Game

Despite the overall slowdown, homes in Keizer sold slightly faster, with the median days on market down 14.9% to just 57 days. In contrast, Salem homes sat an average of 63 days in August.

In other words: motivated buyers are still making moves, they’re just fewer in number.

Months of Inventory: Balance or Breakdown?

Keizer now has 3.5 months of inventory, a 22.5% increase from July slightly higher than Salem’s 3.3 months. It’s a subtle sign that Keizer may be creeping toward a more balanced market, just like Salem, but with less overall market activity.
