I have some great buyers that have been looking at homes for a couple of months. We looked at a cape cod style home on small acreage, and there were several red flags about the property which I pointed out to the potential buyers.
The house was built in the 1930’s and had a very poor addition placed on the back of the home which gives it poor flow. The house needs a lot of cosmetic work, so I suggested that we ask a local remodeler to come out prior to making an offer to talk with them about the realities of this house.
It’s Oregon in January, so needless to say it was raining outside. The remodeler and buyer beat me to the house and the owner, who was just leaving, let them in. As I arrived the potential buyer pulled me over and said I needed to go look in the laundry room.
As I walked into the laundry room, I could see the WATERFALL of water cascading down the INSIDE of the wall soaking the curtains. A nice patch of mold was growing behind the curtain as well.
Clearly…there is a roof leak…
I’m thinking, I always wanted to see Niagara Falls, but I expected it to be outside in NY. As a courtesy, I emailed the listing agent to let him know about the unexpected tourist attraction on the interior of the home.
I have always been a firm believer in prelisting home inspections. In this market, where good buyers are hard to come by, you don’t want to lose one due to poor maintenance, repairs, or the natural beauty of an indoor waterfall…
