Dallas, Oregon Housing Market Update May 2025 – Prices Rise, Listings Drop, and Buyers Hustle
If you’re shopping for a home in Dallas, Oregon or thinking about selling, the May 2025 market numbers are out—and they’re saying a lot.
Let’s start with the headliner: home prices jumped to a median of $517,450, marking a 13.9% increase over April and a 23.2% leap year-over-year. This crushes the Salem numbers. In plain English? If you bought last year, you might be smiling a little bigger today, but I want to put in a qualifier. Much of this huge jump has nothing to do with resale homes. The Comfort Homes subdivision on the west side has been busy and homes are selling. These are expensive homes bringing up the median.
Closed sales were down 35.7% from last month, but still up 5.9% year over year. Active inventory dropped 10.6% year over year, but did increase 24.6% over last month. Translation: fewer people are buying and selling.
Homes spent a median of just 48 days on the market, which is 29.9% faster than last month.
