Real estate in the Walnut Park Neighborhood

The Walnut Park Neighborhood has an interesting history. Those new to Salem won’t know that one of the old hospitals (Salem General Hospital) was located on what was then called Asylum Row, and now called Center Street, across from the Oregon State Hospital (previously known as the Oregon State Insane Asylum). As this neighborhood was so close to both hospitals, Walnut Park was developed with doctors’ homes in mind, so there is this small pocket of larger homes that are surrounded by smaller bungalows which then feed into the McRae Park area and the Court-Chemeketa Historic District.

Walnut Park has a park across the street which sits on the campus of the Oregon State Hospital.  Walker Park blends into the green space of the state hospital campus and a new park will be developed on the other side of Center Street offering two close park options.

Patty’s Off Center Cafe is an easy walk for morning breakfast/coffee and Word of Mouth Bistro is about a mile away. Walnut Park neighborhood also has good access to the freeway for those commuting up and down the I-5 corridor. Grocery shopping is a 5-minute drive away and downtown is a little farther away but a straight down Center Street.

Walnut Park is a very small pocket of homes and generally, there is a handful of homes for sale in the neighborhood in any given year.  In 2022, the median home price was $399,750 in the neighborhood.  Most homes sell in the $350,000-$500,000 price point.
