If you are looking for a home in a neighborhood with a lot of mature trees, Sunnyridge might be the place for you. Located in south Salem Oregon, the Sunnyridge neighborhood is part of the larger Sunnyslope Neighborhood Association. It was mostly developed in the 1960-1970 time frame so the ranch style home is very prevalent. There are also some more contemporary style homes as well since that was popular in the 1970’s.

Sunnyridge sits between Cunningham Lane and Kuebler Boulevard to the North and South and Croisan Creek Rd and Skyline to the West and East. Sunnyridge has the local Sunnyslope Neighborhood Park located just off of 18th St and Matthews Loop as well as Skyline Park located next to Sprague High School. There is a large area at the park for spontaneous football and soccer games, as well as a tennis court, and basketball hoops.
The tree lined streets that fill this neighborhood create stunning leaves in the fall. This neighborhood is very stable and has Schirle Elementary school and Sprague High School within its boundaries. This is a huge community feel to this neighborhood, and several block parties are held throughout the area on National Night Out. You also get an added benefit (or nuisance) of having the Sprague Homecoming Parade come right through the neighborhood. Kids are usually waiting on the street to catch some candy being thrown by the marchers.
Residents are out riding bikes, walking dogs, and jogging on a regular basis. Most homes in this neighborhood range in price from $200,000-$400,000. There are some smaller homes less than that and a few more than that.
Special Considerations:
Leaves: That’s all I have to say…If you are going to live in a Sunnyridge home you need to be completely okay with raking leaves, blowing fir cones, and sweeping up needles all year. This neighborhood has both kinds of trees and firs make messes all year. If you don’t like yard work and you can’t hire it out…think hard about this neighborhood. If you are looking to buy one of these homes, you may want to consider asking the owner to “throw in” their leaf blower. A good one is a must!
School Districts:
Sunnyridge is currently located in Schirle, Crossler, and Sprague High school districts. The elementary school consistently gets Strong to Exceptional Ratings from the Oregon Department of Education. If schools are important to you, remember that boundaries are subject to change from year to year so verify schools.
WVMLS Market Data:
- Approximately 17 homes sold in 2008 in the neighborhood
- The average sales price was $217,046.
- They averaged 91 days on the market. Listings historically average 95 DOM in this area. T
