For homeowners not wanting to tackle the yard work associated with owning property, condo units are an option. One of the condo communities in Salem, and one of the few in south Salem, is the Battlecreek Commons Neighborhood.  Salem does not have a lot of condos compared to other similar-sized cities so the few complexes tend to have good unit sales when they do come up.

The condos originally surrounded the Battlecreek golf course. That course closed down and is now a 50-acre city park. The park will remain a natural park area with walking paths. Some of the units back up to the park and will be priced higher as a result.  Like Kooskooskee, which is also down south, the condos have a lot of green space within the community.

Owners live in the units for a long time as most of them are one-story units. There is an active HOA with regular social events. There are regular sales of the units, and units will sometimes be dated due to the long-term nature of many of the residents.

 

HOA and Amenities

The Battlecreek Commons HOA covers cable, water, sewer, garbage, exterior maintenance as well as access to the clubhouse which has a pool and tennis courts. The dues are approximately $500+ a month for the units.  The HOA has a regular maintenance schedule so the units are generally well-maintained.

Home prices in Battlecreek Commons

In 2022, the median home price was $350,000 for the units. Units that need a lot of updating will sell for under $300,000 and units that are updated or back up to the park will sell for closer to $400,000.

Neighborhood Life

Battlecreek Elementary, Judson Middle School, and Sprague High School are the local schools that serve the condo community.  The community has a social calendar and a fitness room, but the Courthouse Athletic Club is also close by for fitness classes as well.  Grocery shopping is close by and medical clinics are a short drive away.

The south Salem Senior Center is across the street on Fairway and just a short walk along the street if you need additional activities outside of the HOA social calendar. While the neighborhood is generally car-dependent, you can wind your way through nearby neighborhoods to access Beehive Station for a quick lunch, or to catch a bus to go downtown.
