Craigslist….
That is the next suggestion from Kelman on selling your home in this market. If you didn’t get why I am doing this series, you can go to my first post.
So here’s the deal, on his web site Kelman compares traditional agents, Redfin, and MLS only companies. On it he states that traditional agents DO NOT do any internet marketing. As someone who has an alternative business model, you would think I would be happy about these types of charts. I personally think real estate needs to shift with the internet, but I don’t think making erroneous assumptions about a model is okay.
Now, really good agents, will not ONLY put you on Craigslist, but will also put you on some or all of the following:
Google Base Yahoo! Kijiji Backpage.com RealEstate.com HouseLocator.com Oodle RealtyTrac.com RealEstate.com Homescape
LiveDeal.com UniqueHomes.com (for luxury homes) HomeGain.com
Trulia.com AreaGuides.com Condo.com Realtor.com Homes.com
TheRealEstateBook.com (TREB.com) HomesAndLand.com Point2NLS.com Zillow.com
Lycos MSN AOL Localism.com Local.com House.com
IDX which puts you on hundreds of agent web sites
This list is not all inclusive. Just being on the MLS puts a listing on a plethora of internet sites.
Whether or not Craigslist works in selling a home depends on how widely it is used in the community. In Salem Oregon, it is fairly lukewarm. It is growing, but it is not as powerful a took as say San Franciso or even Portland. Make sure that you are not limiting your marketing, in this market, to only Craigslist, you may be missing many more internet marketing strategies that are important as well.
