Real estate in The Meadows Neighborhood

GlazeMeadow, ParkMeadow, and MeadowWood are just a few of the meadow-themed street names that make up the Meadows Neighborhood in Keizer Oregon. There are approximately four phases of home development in this neighborhood with the first phase of building beginning in the early 1990s. With a local park that is only accessed via the neighborhood, close proximity to Clear Lake Elementary, and very few homes for sale at any given time, this makes the Meadows a very desirable place to live in Keizer.  The Meadows is part of the larger Clear Lake neighborhood, but locals tend to talk about the Meadows specifically as a neighborhood.

This is an HOA and CC&R community but the HOA fees have typically run about $100-$150 a year for the common areas. They are very reasonable fees for an HOA.

Real estate prices for The Meadows

In 2022, the median home sales price was $502,000. Homes generally range from $400,000 for the smaller single-story homes to $650,000 for homes that back to the park.


Neighborhood Characteristics

In addition to being an HOA and CC&Rs community, this neighborhood is made up of one-story and larger two-story homes. The one-story homes tend to be in the 1700-2000 sq ft range, so they are highly desirable when they come on the market. In addition to the smaller neighborhood park, the neighborhood borders Clear Lake Elementary so it has that space for the community as well. This community feeds into Whiteaker Middle School and McNary High School.

This is a car-dependent neighborhood, but amenities are just a couple of miles away on River Road. The Courthouse Athletic Club is also very close and has swimming pool access in the summer.  It is an excellent location for split commuters, who might head North or South for work as Brooklake Rd has very easy access to Interstate 5 from the neighborhood.
