Marion County Home Prices. I’ve been struggling to try and figure out how to do Salem Oregon real estate statistic reports for some of the smaller Marion County cities. So few homes are selling, so here is what I decided…
The report is going to be a year to date summary of the numbers. It won’t be compared to previous months as there are just not enough sales. So…based on data from the WVMLS, these local Salem Oregon metro area towns home report:
Aumsville:
Homes sold year to date: 15
Current Inventory: 6.3 months
Average home sold price year to date: $218,154
Median home sold price year to date: $209,000
Average days on the market: 145
Jefferson:
Homes sold year to date: 14
Current Inventory: 11.1 months
Average home sold price year to date: $$154,378
Median home sold price year to date: $176,450
Average days on the market: 179
Stayton:
Homes sold year to date: 19
Current Inventory: 13.2 months
Average home sold price year to date: $185,508
Median home sold price year to date: $189,900
Average days on the market: 98
Turner:
Homes sold year to date: 8
Current Inventory: 21.9 months
Average home sold price year to date: $181,627
Median home sold price year to date: $200,500
Average days on the market: 118
With the exception of Turner most of these cities are showing some signs of stabilization. Aumsville had never been hard hit, even last year. I should be able to provide some meaningful analysis at the end of the second quarter (June) as I need more data to work with on these.

The WVMLS tends to lump all four counties together which is good for area trends. I’m glad you found this helpful.
